The first and primary governing document is the Declaration of Covenants, Conditions and Restrictions of The Village at Monument.  It establishes the covenants, conditions, and restrictions under which the Village operates. This document was written to apply to the 24 townhomes (west side) and can be viewed HERE.

Articles of Incorporation

The Articles of Incorporation of The Village at Monument Homeowners Association establishes the Association as a not-for-profit corporation incorporated under the laws of the State of Colorado. The Articles also define some other important characteristics of the corporation and can be seen HERE.

Bylaws

The Bylaws explain how The Village at Monument Homeowners Association is to carry out its obligations under the Declaration of Covenants. They can be seen HERE.

Annexation Document

When the developer decided to build single family homes on the east side of Buffalo Valley Path, he prepared the Annexation Amendment to Declaration of Covenants, Conditions and Restrictions of The Village at Monument (Annexation Document).  This document added the lots on the east side to the Village at Monument and states how those lots will differ from the west side while still being obligated to the original Covenants as they apply to elements that are the same or similar and are shared (common areas).  The Annexation document is available HERE.

Rules, Regulations, Policies, and Procedures

From time to time the Board of Directors may find it necessary to establish rules, regulations, policies, and procedures to interpret how the Covenants will be carried out. A number of these were adopted and published in February 2014. The “rules” appear as “Exhibits” and are available by clicking the underlined exhibit below.
